			<content:encoded><![CDATA[<p>The island of Cyprus has been a popular destination for visitors from the UK for many years and flights to the island are now using either Paphos or Larnanca airport as their destination. British Airways has had a significant presence at Larnanca for many years, with it serving as a maintenance base and also because British Airways was a major shareholder of Cyprus Airways when it was originally founded. When the range of aircraft was more limited the base at Larnaca acted as a hub for flight travelling between Europe and the Middle East. Now however the newly modified and enlarged airport at Paphos is receiving a larger volume of flights especially as it provides easier access to holiday resorts in the south of the island. Even though the two airports are only 65 miles apart the terrain on the island makes travel quite difficult with only one major road that has to route around mountains and through tunnels making the journey seem much longer.<br />
Larnaca airport is also undergoing major construction and improvement work as part of the same project that started with Paphos airport. The reason for the decision to invest in the improvement work was due to a significant jump in passenger levels between 2006 and 2007 when passenger numbers doubled to 5 million annually. It is thought that much of this increase was due to younger people travelling to the resort of Ayia Napa which became popular as destination for fans of nightclubs. Ayia Napa is also a resort favoured by traditional holidaymakers and, due to its location 30 miles north of Larnanca, anyone wanting to go there would select to fly to Larnaca rather than Paphos. The work at Larnaca is due to complete in 2009 and will see new terminal buildings and an improved and extended runway as well as a new control tower, fire station and improvements to the road infrastructure serving the airport. There is an expectation that passenger numbers through Larnaca will continue to grow with a predicted 9 million using the airport by 2013, so building work will continue in phases up to that point to support the expected usage. This extra work includes an additional runway extension to allow larger aircraft to use the airport and an additional terminal building and boarding ramps. Flights in and out of Larnanca currently amount to almost 50,000 per year.<br />
The capital of the island Nicosia is also located quite close to Larnanca, 25 miles to the North West and so a fair amount of commercial business uses the airport in addition to the holiday trade that makes up the majority of traffic. Nicosia did in fact have its own airport which was used as a base by the Royal Air Force until 1966. It is still owned by the UK Ministry of Defence but is now only used as a helicopter base for United Nations peace keeping patrols. The Turkish invasion of Cyprus in 1974 made continued operations at Nicosia airport untenable and so new airports were quickly commissioned at Ercan in the north and Paphos and Larnaca in the south. Currently the only flights operating out of Ercan are to Turkey itself, due to the fact that the &#8220;Turkish Republic of Northern Cyprus&#8221;, where the airport lies, is not recognised internationally.<br />
As a resort Larnaca is also quite attractive. The airport is located 2 miles to the south of the main town which has both a commercial harbour area and a more attractive marina complex. To the north are various beaches, several blue flag, and areas populated by holiday villas. Passengers flying into Larnanca airport will almost certainly notice the amazing salt lake, one side of which lies close to the airport perimeter. The lake provides a natural habitat for thousands of Flamingos and many other species of birds which use the lake during their migrations.<br />
So Larnanca is not just about the airport there, although it does make up a significant part of the economy in this area. Larnanca acts as a resort in its own right but also as a gateway to holiday destinations with short transfer times to places such as Ayia Napa and Pernera to the north and Alaminos and Pervolia to the south. </p>

Traditional tour operators and travel agents are seeing their business diminish rapidly, as many people choose to make their own holiday arrangements. In addition, the type of holiday that people book is also very different to what it used to be. Gone are the days of the original ‘package holiday’ and whilst many travellers still look to hotels or small bed and breakfast accommodations, many are now booking private villas or apartments. This is particularly notable in the Cyprus market. Here, as in other parts of the Mediterranean, hotel bookings are down dramatically on previous years, while the market for holiday villas and apartments has grown to the stage where many places are fully booked months, and sometimes years, in advance. In Northern Cyprus, the Turkish part of the island, the change is greater still, as hotels are generally less established than those in the south. </p>
<p>This change is simple to fathom out. Renting a Northern Cyprus villa is frequently considerably cheaper than the cost of a hotel room (or rooms) for the same number of visitors. Further, villa or apartment rentals invariably offer much more spacious accommodation than an equivalent hotel or bed and breakfast. Talking about bed and breakfast obviously brings up the one disadvantage of renting a property: you have to sort out your own catering arrangements. However, this really doesn’t prove much of a hardship for most people. Tourists in any destination tend to eat out virtually all of the time, unless on an ‘all inclusive’ holiday. Breakfast is usually the only downside, but a continental breakfast is pretty easy for even the worst cook, and there is no need to have to worry about serving times either! </p>
<p>The vast majority of property available for rental in Cyprus is to be found in towns and villages. This means that local facilities are mostly close at hand. Some shops, restaurants and other establishments are normally within walking distance, as are places of interest. In general, villas tend to be found in village locations, whilst apartments are centred around larger towns. Each, of course, has its own advantages; villas tend to have individual swimming pools, larger gardens and more internal space. Most rental apartments in Northern Cyprus have shared pools and garden areas, though many are also very sizeable. Bear in mind too, that individual, privately-owned apartments tend to be in small, residential developments, so communal areas and pools may be comparatively little used, particularly on weekdays. </p>
<p>In business terms, by far and away the greatest number of holiday rental properties in Cyprus are privately owned. Sometimes, these are holiday homes and are used by their owners for part of the year and rented out for the rest to cover some expenses. Some are owned on the basis of long-term investments, so are available throughout the year. Either way, these properties usually offer excellent value and are well specified and maintained. There are a few commercial rental properties, though mostly these are developments with a number of properties on the same piece of land. These too tend to be well equipped. </p>
<p>If you are thinking about booking Northern Cyprus villas, there are a few obvious pointers. Firstly, flights can be difficult to obtain and comparatively costly in peak periods. You may be faced with a bit of a juggling act, tying together a property rental deal and buying flights separately. Check all the availability first and contact the property’s owner to see if they will hold a reservation for you for a few hours while you confirm your flights. Most will be very happy to do this and you are reasonably secure in knowing you have your accommodation available. In practical terms, check carefully the accommodation details with regards to sleeping arrangements. Some properties will have one or more sofa-beds, so be sure that you know exactly what you are getting before you book. Equally, check how many double and single beds are available. Fairly basic stuff, but it’s important to be sure, so you don’t end up unexpectedly sharing a double bed with a friend! Check too, what arrangements are available for local assistance. Many owners will use a local agent, who can provide other services like airport transfers. They may even be able to book local tours for you. At the very least, be sure that there is an emergency contact in case of any problems. Hopefully, you will never need this, but if there is a problem with the property while you are in it, it’s reassuring to know that it can be dealt with easily and quickly. </p>
<p>Whatever your reasons for thinking about it, now is definitely the best time to look at booking private villa or apartment accommodation. Prices are reasonable, quality is generally very high and space is abundant. The market is changing, so expect to see prices rise before much longer. Do it now, while you can! </p>

			<content:encoded><![CDATA[<p>The promise of cheap holidays in the sun, together with the long-term investment potential, fuelled a surge in overseas property buying, particularly in the 1990’s. Nowadays though, a few factors have seen the market badly disturbed and many purchasers are turning to alternatives. As a result, the market for rentals abroad, and Cyprus in particular, has seen a massive increase. In the current economic climate, renting overseas makes considerable sense. </p>
<p>Two things in particular have ravaged the market for property in Northern Cyprus. Probably the most significant is the legal position with regard to land ownership. Following the conflict in 1974, Cyprus was effectively divided in two; the Turkish Cypriot population ending up in the north of the island and the Greeks Cypriots in the south. The politics of this division are complex, and the cause of long-standing tensions, but at the time, the then government of north Cyprus was left with a problem of housing and land. It took steps to re-distribute land previously owned by Greek Cypriots and pass it to local residents. The situation today is muddled, but the result is that much of the property now on the market in Northern Cyprus may have some question marks over its legal status. Recent cases, and one in particular, have been brought in the international courts which may adversely affect the status of property in the north which is now held by non-Cypriots. </p>
<p>Not, of course, all land in north Cyprus is similarly affected, as much was originally in Turkish Cypriot ownership and so is legally as safe as it is possible to be. However, the current situation has had a dramatic impact on property prices in general. In addition to the world-wide economic crisis, costs in the Mediterranean region as a whole have also risen substantially in recent years. For anyone considering buying a villa in Northern Cyprus, this is a factor which is often ignored, but highly relevant. Whether you are considering a Cyprus holiday villa, or somewhere to live permanently, the day to day costs of things like water and electricity have soared in the last decade and are now comparatively very high. Maintenance and repairs are more likely than in northern European countries, as the standards and methods of construction can vary dramatically. It is normal practice, certainly in Cyprus, for buildings to be constructed around a concrete frame, and this means that there is not the damp-course that would be standard in many regions. This causes no problems in the summer, but in the cooler months, and times when it rains, re-decoration and repairs are par for the course. </p>
<p>With all these things in mind, renting your Northern Cyprus villa is looking like a very good proposition at present. For sure, there is no investment potential if you rent, but there is equally no opportunity to lose money either. Most importantly, certainly if you are looking at a holiday home, the daily running costs of a property are almost always included in the rental price. There are no unpleasant surprises waiting to trip you up! Even if you are looking at emigrating, or a long-term stay, renting can make a lot of sense. You obviously need to check your potential contract carefully, but even though you are likely to have to take responsibility for paying services like electricity and water, all other costs are almost certain to be covered. Insurance, maintenance and repairs can lead to hefty costs, but these will almost always be the responsibility of the landlord. </p>
<p>In terms of areas to look at, this will very much depend on your intended use. If you are looking for a holiday rental villa, then areas like Bellapais and Kyrenia are likely to be your first choices. Close to many restaurants and other facilities, these are ideal north Cyprus holiday locations. For a long stay, the time of year will be a factor. Some of the more remote villages and coastal areas may look stunningly attractive in the summer sunshine, but in the middle of a cool and wet January, they may be somewhat less appealing. Walking a couple of miles to the shops and cafes is a lovely idea in the sun, but many smaller establishments remain closed in the winter season and the cost of having to travel everywhere for anything can soon add up. For long stays in the cooler seasons, Kyrenia is probably the best bet. There are many shops and restaurants and with the exception of purely tourist attractions, most remain open throughout the year. </p>
<p>A holiday in Northern Cyprus is still a memorable occasion and many are so taken by the country that the lure is strong enough to make it a permanent home. There is nothing at all wrong with thinking about buying a home here, but in the current situation, caution should be the key. Take some time over a decision and look at villa rental as the first step. Keep your money safely locked away at the moment! </p>
